How much does a septic tank survey cost?

Most quotes land between £250 and £500. What matters more is what's inside the price: the pipework, the emptying and the written report.

What’s in the price (and what isn’t)

Two surveys with similar names can cover very different work. Checkatrade says an inspector may look at:

  • the condition of the tank and accessible pipework
  • signs of leaks, damage or poor drainage
  • where the system discharges
  • whether the system appears suitable for the property
  • signs of backing up or other drainage problems
  • whether further investigation or repairs are recommended

Emptying and a CCTV survey of the pipework may cost extra. So may a detailed written report. Ask before you book.

Premier Tech Aqua’s survey includes a visual inspection of all tanks and components, a check against current UK regulations, a look at the drainage field where there is one, and a plain-language report. It says a tank may sometimes need emptying first.

Home Septic takes a different line. It says it inspects first and only arranges an empty if the system has a serious issue, because a tank seen at its working level shows whether it’s working. It also warns that a survey which doesn’t look at the pipework can’t tell you if a system is fit for sale.

Does a building survey cover the septic tank?

Don’t count on it. Checkatrade says a standard property survey may identify that private drainage is present, but you shouldn’t assume it includes a detailed inspection. Premier Tech Aqua says its septic survey is separate from, and in addition to, a home buyer’s report or building survey.

What affects the price

Checkatrade lists:

  • Access. A tank with an obvious inspection cover is quicker to assess than one that’s hard to find.
  • Emptying. Needed for some inspections; may be charged separately.
  • CCTV. For a closer look at pipework if there’s concern about cracks or blockages.
  • Type and size of system. A septic tank, cesspit and treatment plant aren’t the same job. Not sure which you have? See our comparison.
  • The report. A purchase usually needs a more detailed written report than a routine check.
  • Location. Prices vary around the UK, and remote properties may cost more to reach.

Checkatrade says a visit can take anywhere from around 45 minutes to three hours.

Who pays?

There’s no fixed rule. Checkatrade says the buyer will often arrange and pay for the inspection during a purchase, though the buyer and seller can agree otherwise. Sellers with a recent report should share it alongside the system information.

That information isn’t optional in England. Under the general binding rules, a seller must tell the new operator in writing that a sewage discharge is in place, with details of the system, where its parts are, how to maintain it and any maintenance records. Our guides for buyers and sellers cover the rest.

What a survey might turn up

The point of a survey is to find problems while you can still negotiate. One big-ticket finding to watch for in England is a septic tank draining straight to a ditch or stream. Gov.uk says that must be fixed as soon as possible, and on a sale the buyer and seller should agree who’ll do the work as a condition of sale. Read what to do about a discharge to a watercourse, and see signs of drainage field failure.

FAQ: septic tank survey costs

How much is a septic tank survey?

Checkatrade puts a septic tank inspection at £250 to £300, with an average of about £275 (updated October 2026). MyJobQuote gives £250 to £500 depending on the type of survey and location. Specialist home buyer reports cost £495 to £500 plus VAT at the two firms we checked.

Is a septic tank survey a legal requirement?

Checkatrade says a professional inspection isn't itself a legal requirement when a property is sold. In England, though, the seller must give the new operator written information about the system under the general binding rules.

Does the tank need emptying before a survey?

Firms disagree. Premier Tech Aqua says a tank may sometimes need emptying to assess its internal condition. Home Septic says it inspects first and only arranges an empty if there's a serious issue. MyJobQuote says surveys that include emptying can cost £700 or more.

Who pays for a septic tank survey?

Checkatrade says the buyer will often arrange and pay for it, though buyer and seller can agree a different arrangement. Sellers sometimes commission one before listing.

How long does a septic tank survey take?

Checkatrade says anywhere from around 45 minutes to three hours, depending on the scope. A straightforward look at an accessible tank is quicker than a job involving CCTV.
